There are now thousands fewer homes in L.A.’s Pacific Palisades than there were just one year ago, but that doesn’t mean the remaining mansions have become any more affordable. In the last month alone, according to The Real Deal, two Palisades properties have sold for well north of $20 million—a few blocks from the ocean, an 8,000-square-foot home transferred for $22.1 million; a bit further inland, a 10,000-square-foot residence went for a whopping $25.8 million.

Interestingly, per property records, both homes were purchased by local men—one of them a high-powered attorney and the other a private equity guru—who lost their previous homes in the Palisades wildfires this year. So for some of the wealthiest residents, the area’s appeal has not diminished, it would seem.

Right on the heels of those deals comes one of the first all-new Palisades homes to hit the market since the fires. Built on speculation and located in the ultra-posh Riviera neighborhood pocket—pretty much the only area of the Palisades that did not get majorly destroyed—the bespoke European-inspired estate is now offered at $21 million.

Set on a corner lot just above Sunset Boulevard, the house stands out immediately thanks to its striking siding, which appears to be wood at first glance but is in reality the eco-friendly (and fire-resistant!) ACRE material. Heritage olive trees and vintage ceramic pots soften the exterior look, and a walkway leads to custom iron-and-glass double front doors.

The approximately 10,100-square-foot structure replaced a 1950s ranch house long owned by the late “Cannonball Run” and “Blazing Saddles” actor Dom DeLuise, who died in 2009. In 2021, DeLuise’s heirs sold the property for $6.5 million to a development group, whose timing on completion of the new residence coincided with one of the biggest natural disasters in L.A. history.

Inside, the house certainly packs in all the amenities imaginable—there are white oak hardwood floors, custom oak doors, and trendy brass hardware throughout the place. Guests will be impressed by the dramatic entryway, which features herringbone flooring, and the adjoining living room, which offers a tumbled stone fireplace with a limestone mantle and direct access to an outdoor patio.

Calacatta marble countertops adorn the eat-in kitchen, and both the bar seating and separate breakfast table area are serviced by Sub-Zero appliances and an imported Lacanche range. There’s also a separate formal dining room with oak paneled walls and Nickey Kehoe sconces.

Other highlights include a rather lovely family room with a fireplace and direct access to the pool area, which itself packs in a spa, an outdoor kitchen, and a fire-pit. Spead throughout the house are a total of six bedrooms and nine bathrooms, plus a separate office. The upstairs primary bedroom sports its own sitting room, plus a particularly lavish closet with bespoke finishes and lighting. Also on tap, quite literally, are a downstairs wine room, a movie theater, gym and sauna.

While the $21 million price tag is nothing if not extremely serious, the house itself isn’t afraid of being just a bit playful—it’s also got a speakeasy-style bar and what marketing materials describe as a “secret gym door” off the bonus room primed for entertaining.

It’s also worth noting that the house is located on one of the Riviera’s toniest streets, where some of the neighboring properties are owned by the likes of Steven Spielberg, Chuck Lorre, Michelle Pfeiffer, and Kate Hudson.

Anthony Marguleas of Amalfi Estates holds the listing.
