Three years ago, Singapore-based Ivan Chin made all the real estate headlines after he bought one of most decadent mansions in the Hollywood Hills—a limestone manor towering over the Sunset Strip, complete with a palatial ballroom and giant angel statue.

Turns out that was just chapter one of the billionaire businessman’s real estate story. He’s now splurged on two additional mansions in prime Los Angeles, one of them the much-publicized 90210 compound of reality TV stars Dr. Terry and Heather Dubrow, the other a brand-new hilltop extravaganza in Brentwood. The separate deals, valued at a total of $37.5 million, closed this month on the very same day.
But these huge homes aren’t expected to sit vacant. The Brentwood property was purchased as a gift for Chin’s adult daughter, and will become her full-time residence, while the much larger 90210 mansion is a new personal renovation project for Chin, who we believe to be in his late 50s or early 60s.
Of course, the more famous property is the Dubrow estate. Built in the 1940s and long owned by the late film producer Dino De Laurentiis, the circa-1940s structure lies in the mountains above Beverly Hills, secreted high above Benedict Canyon. The Dubrows paid $16.1 million for the house about two years ago and initially planned to give the entire 8-acre estate a massive remodel; ultimately, however, they opted for a quickie $45,000 cosmetic update and dumped the property after contractor estimates rang in at $8 million more than their original budget, per Heather Dubrow herself.
It’s likely that Chin will proceed with a major overhaul of the Dubrows’ scrapped 90210 project. But for now, the gated estate includes five bedrooms and nine bathrooms in just under 9,000 square feet of living space. Inside, a soaring foyer with a double staircase greets guests, who are then welcomed into a fireside living room with canyon views. There’s also a kitchen with stone countertops, a media room, a fireplace-equipped dining room, and a swimming pool and spa.
The upstairs primary suite includes dual closets and bathrooms, plus a private balcony overlooking tree-shaded outdoor dining areas and a full-size tennis court. The property’s most valuable feature, however, is undoubtedly its unobstructed views of the western L.A. skyline, including Century City, the Pacific Ocean, and Catalina Island.
Listed by the Dubrows at $25 million, Chin negotiated the final sale price all the way down to $16.5 million—just $400,000 more than what the “Botched” and “Real Housewives of Orange County” stars had paid. Accounting for the mini-remodel, taxes, realtor fees, and L.A.’s controversial Measure ULA tax—which alone cost them more than $800,000—the Dubrows likely took a loss of at least $1 million on their aborted project.
Don’t feel bad for those two, however. The luxury-loving couple still maintains a $14 million condo at The Century skyscraper, the same L.A. building where other owners include Denzel Washington, Candy Spelling, and Rihanna. And two years ago, the Dubrows sold their Newport Beach mansion to Chinese billionaire Xu Hang for a whopping $55 million, a deal believed to have netted them $25 million or more in profit.
As for Chin’s just-purchased Brentwood house, that $21 million mansion is also situated atop a high ridge and blessed with spectacular views, though that’s where the similarities between it and his 90210 place end. Ultra-contemporary in style, the Brentwood estate features the latest and greatest in everything, including a glass-walled and climate-controlled “car showroom” with room for four exotic vehicles—it’s far too cool to be called a garage, naturally—a dedicated wellness center flaunting a state-of-the-art gym, and walls of glass softened by imported European oak flooring and warm travertine accents throughout.
Built by developers on speculation and completed in 2024, the house was first listed in September of that year for $25.9 million, though it took nearly a year and a $2 million price chop before a buyer materialized.
In addition to six bedrooms and 10 bathrooms in nearly 14,500 square feet of living space, interior highlights include a double-height stone fireplace in the great room, a showpiece kitchen with marble everything, and a sunken movie theater—per the listing. The upstairs primary suite includes a marble bathroom, dual closets, and a wraparound terrace.
The house sits on more than an acre of land, though a significant portion of that is unusable hillside. But there’s still ample room for the infinity-edge pool, which features head-on views of the Getty Center, and additional al fresco dining and lounging terraces. And some of the Chin family’s nearest new neighbors include celebrities like LeBron James, Travis Scott, and Russell Westbrook.
Chin is founder and CEO of the Enesis Group, one of southeast Asia’s largest suppliers of both mosquito repellent and nutritional beverages. He and wife Elle also maintain homes in Singapore, including a contemporary mansion in the exclusive seaside enclave of Sentosa Cove.
